Construct new 272 sf attached hip roof covered patio (16 ft x 17 ft) at rear of existing two-story brick and frame single-family residence. lot 38, block 1, avalon villages of avalon section 5. foundation: 286 sf monolithic 4 in concrete slab, 4,000 psi minimum, reinforced with #3 rebar at 18 in on center each way on plastic chairs. posts: four 6x6 pressure-treated corner posts anchored to slab with 3/4 in galvanized carriage bolts and lsta 18 in strap ties. beams: triple 2x12 #2 syp perimeter beams on three sides, double 2x12 #2 syp on the house-parallel side. roof framing: 2x8 hip rafters, 2x8 ridge, 2x12 valleys, 2x6 #2 syp common rafters at 16 in on center with maximum span of 11 ft 8 in. connections: simpson h2.5 hurricane clips at every rafter and lsta 1-1/4 in x 18 in 20-gauge galvanized strap ties at every rafter. roof assembly: 1/2 in cdx plywood decking with h-clips, two-ply 15 lb felt underlayment, minimum 30-year composite asphalt shingles to match existing residence. eave detail: 1x6 hardie fascia painted, vented hardie soffit painted, 1x4 hardie trim, painted to match existing. ceiling joists: 2x8 #2 syp at 16 in on center. electrical scope: one ceiling fan rough-in at center of patio, recessed led can lights, weather-rated gfci outlets and switches per electrical plan, all served from existing residential panel under 2023 nec. structure designed per 2024 irc, 2024 ibc, and asce/sei 7-22 for ultimate wind speed 136 mph 3-second gust, risk category ii, live load 20 psf, dead load 15 psf. structure remains fully open with no walls, screens, or railings. impervious cover post-construction: 52.30 percent of 15,536 sf lot. texas pe-sealed structural drawings by larry deavers pe, license 74428, firm f-16777, dated 04/28/2026, included with submittal.
