Overall Layout/ Concept Remove Interior wall between kitchen & living room to open up/add peninsula barstool area Turn existing laundry behind kitchen into laundry/ office nook space (move laundry hook ups and hot water heater) Add closets in front rooms which currently do not have them Create consistency with trim/ flooring and upgrade finishes/ fixtures for a more modern look Plumbing: Kitchen- add dishwasher line, move refrigerator to opposite wall Laundry/office nook: Move washer/dryer hookups and hot water heater to side wall of the room where they currently exist Bathrooms: remove corner shower and create straight across shower (keep shower head in same place) Move toilet over a few inches to be compliant with current codes Upgrade old kitchen and bathroom plumbing/vanities in existing locations Electrical: Add electrical for dishwasher/new laundry location Add electrical for pendants over kitchen peninsula Move outlets and switches to standard heights/locations Upgrade existing electrical fixtures fix current electrical panel if possible add GFI breakers in required locations Walls/Flooring/Trim Level out floors and install new flooring replace old, damaged and mismatched trim & doors Remove popcorn ceilings, repair damaged drywall and repaint replace tile Exterior Pressure wash exterior siding & car port Replace damaged front door New landscaping Replace Roof If budge allows, build standard open deck (not covered) in the back yard.
