Framing repairs- wood replaced around front doors and anywhere else that had damaged wood. This includes the area around the front door and front wall, around windows, and sister joists added to the living room ceiling. Framed in a case opening between the living room and the dining room. Stairs replaced the going to the basement. Framed closets in all bedrooms & added a second bathroom. Replaced wood upstairs- framed dividing wall and replaced damaged wood upstairs. All electrical has been replaced. The house has been wired, with a new service panel, a new inside panel, new outlets, and switches. All plumbing under the house has been replaced (this excludes plumbing in the yard). New supplies run to the bathrooms & kitchen. Relocation of the washer & dryer unit. A brand-new water heater was installed. HVAC- ductwork has all been replaced. We will replace the AC unit once the electrical permit is completed. Siding has all been replaced- new OSB, Tyvek, hardiboard siding, metal fascia wrap, and new gutters will be installed. No walls have been moved. The floor plan has been uploaded below. Next to be completed- Insulation installed. Drywall installed Trim, doors, and windows all replaced & installed. Flooring to be installed- LVP & tile Staircase going upstairs is to be repaired and brought up to code Paint the exterior & interior of the whole house. Gravel driveway To remain single family only. No second kitchen is permitted.
