This project consists of improvements to an existing exterior deck structure, with no change to the existing deck footprint or overall deck dimensions. Work includes removal and disposal of the existing shed roof structure above the deck, existing deck boards, existing stair assembly, and a small accessory play structure (jungle gym). A new 16’ x 16’ gable roof will be constructed over the existing deck footprint, including all required framing, sheathing, roofing, flashing, and connection to the existing primary structure to ensure a structurally sound and weather-tight assembly. The existing deck framing will be inspected and reinforced or modified as required to support the new roof loads, but the footprint and layout of the deck will remain unchanged. New deck surface material will be installed using a DuxxBak waterproof decking system in accordance with manufacturer specifications. A new switchback stair system will be constructed beneath the deck, and a guardrail system utilizing Trex handrails will be installed at all required locations. The 16’ x 16’ covered portion of the deck will be screened in with framed screen wall assemblies. Minimum side setback is 5' ft. minimum rear setback is 20' ft. Not to be construct4ed over any easements. THE HOLDER OF THIS PERMIT HEREBY CERTIFIES THAT ALL CONSTRUCTION AND DEMOLITION WASTE WILL BE DISPOSED IN AN APPROVED LANDFILL. THE HOLDER OF THIS PERMIT ALSO CERTIFIES THAT NO CONSTRUCTION OR DEMOLITION WASTE SHALL BE STORED ON THE PROPERTY IN VIOLATION OF ANY PROVISIONS OF THE METROPOLITAN CODE. FOR EVERY 50 FEET OF SITE FRONTAGE, A DOUBLE-SIDED SIGN 24” X 36” IN SIZE MUST BE POSTED IN ENGLISH AND SPANISH THAT CONTAINS THE INFORMATION REQUIRED BY ORDINANCE NO. 2017-835. NO MORE THAN THREE SIGNS ARE REQUIRED.
