Remove one layer of existing flat roof membrane, flashing, and insulation down to the wood decking. All debris will be removed and disposed of properly.Inspect all existing wood decking and advise the homeowner of any necessary or recommended repairs.Install new 1/2 in Poly ISO insulation panels, fastened using drill-point insulation fasteners and 3 in plates over the roof deck. Per manufacturer specifications, 16 plates and screws will be used per 4x8 board. Install new 0.60 mil (SA) self-adhered TPO flat roof membrane.All TPO seams will be heat-welded together to create a seamless, watertight bond. Seams will overlap 2-3 in in all areas.Install TPO cover tape drip edge at the edge of the roof and into the gutter to protect the fascia board. Cover tape gravel stop will be installed as needed on sides of the roof where no parapet walls exist.Install new 1 in termination bars along all wall intersections and chimneys to correctly seal and terminate the membrane.Install new custom-bent aluminum flashing around the perimeter of the roof in all applicable areas. Reglet flashing will be used for all brick walls and chimneys.Install new custom-bent aluminum parapet wall caps on all parapet wall areas using aluminum coil.Caulk and seal all flashings, nail heads on parapet walls, and penetrations on all areas as needed.
