This project involves a comprehensive interior renovation of the existing single-family residence, including selective non-structural demolition, replacement of interior and exterior doors, extensive electrical improvements, plumbing fixture upgrades, custom millwork installations, and full interior painting. Electrical work includes the removal and installation of numerous owner-provided light fixtures, the addition of new ceiling junction boxes where required, the installation of new receptacles including GFCI-protected locations and recessed floor outlets, the relocation of switches and outlets to coordinate with new millwork and room layouts, the addition of dedicated power for AV equipment, and the provision of wiring for electrified door strikes and heated towel bars, all performed by a licensed electrician in compliance with NEC standards. The scope also includes selective drywall patching wherever walls or ceilings are opened for electrical, plumbing, or millwork modifications, as well as localized framing adjustments related to new door openings or cabinetry. Plumbing work consists of replacing faucets, tubs, pot fillers, and other fixtures, installing new laundry pans and shutoff valves, and adding a Flo by Moen leak detection system. Additional construction includes installation of a storm shelter in the garage per manufacturer specifications and construction of a tile-lined dog-wash station. No structural changes are included in this project, and the home's existing layout, footprint, and occupancy classification remain unchanged. FOR EVERY 50 FEET OF SITE FRONTAGE, A DOUBLE-SIDED SIGN 24 X 36 IN SIZE MUST BE POSTED IN ENGLISH AND SPANISH THAT CONTAINS THE INFORMATION REQUIRED BY ORDINANCE NO. 2017-835.
