Interior and exterior renovation to existing nonconforming single-family dwelling. To replace damaged and failing wood framing (demolishing existing second floor and rebuilding on existing first floor's CMU walls) replacing floor system and rafters. New electrical, plumbing and HVAC systems. Not to expand existing nonconforming building envelope. Not to add a second dwelling unit and maintain as a single-family dwelling. Minimum 12' (as approved by BZA) street, 5' side (north side is nonconforming as approved by BZA) and 20' rear setbacks. Maximum structure height: 3 stories. Nonconforming to Section 17.12.030.C.3.a and/or Table 17.12.030A (TBD). Any work not to encroach or obstruct any easements. Requires an Item D appeal to be approved by the the Board of Zoning Appeals (BZA) (Section 17.40.180.D) to reconstruct the nonconforming single-family dwelling on the same CMU wall/foundation. THE HOLDER OF THIS PERMIT HEREBY CERTIFIES THAT ALL CONSTRUCTION AND DEMOLITION WASTE WILL BE DISPOSED IN AN APPROVED LANDFILL. THE HOLDER OF THIS PERMIT ALSO CERTIFIES THAT NO CONSTRUCTION OR DEMOLITION WASTE SHALL BE STORED ON PROPERTY IN VIOLATION OF ANY PROVISIONS OF THE METROPOLITAN CODE. FOR EVERY 50 FEET OF SITE FRONTAGE, A DOUBLE-SIDED SIGN 24” X 36” IN SIZE MUST BE POSTED IN ENGLISH AND SPANISH THAT CONTAINS THE INFORMATION REQUIRED BY ORDINANCE NO. 2017-835. NO MORE THAN THREE SIGNS ARE REQUIRED.
