Work Description

Standard-Discretionary Project: 3823 Ingraham Street - ***PRO-CERT*** PACIFIC BEACH - (Process 5) Community Plan and Local Coastal Program Land Use Plan Amendment, Rezone, Coastal Development Permit, and Public Service Easement Vacation for the development of 138 new multi-dwelling units, including seven affordable units, within three new buildings with structured parking for a total of 344,521 square feet on a 12.96-acre site with an existing 564-unit apartment complex with associated surface parking and amenities at 3823, 3863, and 3913 Ingraham Street and 3952 Jewell Street for a total of 702 multi-dwelling units. The project includes changing the existing Residential Land Use Designation of 29-43 dwelling units per acre to the Residential Land Use Designation of 15-54 dwelling units per acre, a rezone from the RM-3-7 Zone to the RM-3-8 Zone, and a public service easement vacation.
