Interior demo work to be completed under permit T2025060745 (TO BE ISSUE DPRIOR TO THIS PERMIT BEING ISSUED). No interior square footage added, no change of use. Covered patio under an operable, louvered awning will be added. 3,682 gsf building, Type IIIB construction, currently not sprinkled. This scope of work will add a NFPA Type 13 sprinkler. Shop drawings for sprinkler system will be submitted to Metro for approval. A2 (restaurant) occupancy with full kitchen and coffee bar. New patio structure is pre-manufactured and includes lights and heaters. Patio will be sprinkled with side walled dry heads. Occupant load is supported with 2 ADA toilets. Third convenience toilet will be added (non-ADA). Exterior patio will have landscape and turfed area surrounding it and be enclosed with a site wall and fencing above. Site wall to be 30 tall at corner of Charlotte and 44th Ave with open fence above up to 6'-0 max. New sidewalk will be place along Charlotte Ave. 3'-0 planting strip at back of sidewalk before site wall as requested by NDOT will be installed.
